Perceived Need For A New Roof

A “self determination” that you might need a new roof, can be based from the very obvious, to the tiny subtle clues that make you ask, “maybe?”.

Some major factors that let you know you very likely need a new roof include:

  • Missing Shingles.
  • Severe discoloration that makes the shingles look worn.
  • Lots of granules on the ground, or perhaps in your gutter if you’ve been up there.
  • Possible leaks – and not just a one off with great looking shingles, but a new leak that started after the roof has been leak free for years.

Clues that tell you the time is approaching, but don’t know how critical it is:

  • Missing Shingles
  • Minor amount of shingle granules, almost not noticeable.
  • Shingles don’t look quite crisp anymore, but still seem ok.
  • Possible leaks.
  • Roof looks great, no leaks, granules not that bad, no shingles missing – but it has been 20+ years since installation.

Notice the overlap in the factors for the likelihood of needing a new roof, compared to less critical.

Missing Shingles – Shingles can go missing for many reasons. It is entirely possible that the particular shingle that went missing wasn’t installed correct, but still not egregiously badly, and took years to finally blow off in a sudden gust of wind. Just as an example.

Shingle Discoloration – It is a swinging scale from none to practically barren. The granules help protect the asphalt, so the more you lose, the quicker you experience deterioration.

Leaks – The type and reason for the leak can provide insight. Obviously, a leak needs to be addressed immediately.

If you noticed or experience any of these symptoms, you know you need an inspection.

All roofs have to be replaced, eventually. If you get 25 years, or even more, out of a shingle roof, you are doing pretty well, in MY OPINION.

HOWEVER, your roof very well could get by with some simple repairs, and be well protected another 2, 5, even 10 years. It might also be a fact that the time to replace is NOW.

The next step after this perception of yours, that something is, or could possibly be wrong, is to get an inspection.
