With all of the old roofing material removed, now is the time to make corrections to your roof deck and framing.

A common scenario: Contract includes three pieces of roof decking at no charge. But major problems discovered with existing roof sheathing, and 28 sheets are replaced.

Common charge is $100 to $120 per sheet.

28 sheets minus 3 included.

25 X $100 = $2500 more just for additional Roof Sheathing/Decking.

Are you prepared to pony up another unexpected $2500 on your roof?

I’ve certainly seen more, and of course it is usually less.

Getting your roof deck correct is very important, as this impacts the lifespan of your shingles.

If the decking doesn’t go all the way to the edge, what will the drip edge nail to?

If you have a chimney, and water can build up at the chimney and water infiltration can occur – a cricket is mandatory.

If bathroom vents are venting to inside attic, they must be corrected to vent through the roof. No, not to the soffits. Through the roof.

Any loose wood must be refastened.

Undersized boards must be replaced, or even a complete layover of all new sheathing on top. Very expensive.

If a layover is done in this manner, many times the fascia is no longer tall enough, so remediation must be done there as well.

Ventilation issues with regards to soffit are ideally able to be corrected at this time. Especially if this is a two story, where access from below is very expensive.

The properly trained personnel need to take care of issues like Soffit, Fascia, insulation, baffles, etc. It is very rare that the crew on the roof has any inkling of what to do with this other factors.

I stress strongly that you discuss how all of these issues will be handled with the Roofing Company before they job starts.

Trying to sort all of this out the DAY OF THE JOB causes things to be rushed, corners cut, and a much lower quality job. Usually the crew doing the job has an expectation of being on a new roof the following day, and the possible delays mentioned above just cost them money.

So we are back to a human nature problem.

Proceed with full awareness, and don’t “hope for the best”. Be proactive!
